
What is a home inspection?
A home inspection is designed to determine whether all of the essential components
of a home in place and performing as needed. A home inspector concentrates on the
function of the home, rather than the form.
Some people confuse home inspection and appraisal. An appraisal may involve an
inspection of the property, but the goal of an appraisal is to determine the fair
market value of a property rather than establish its physical condition. An appraisal
may help determine price, but a home inspection helps you determine how much
work a house needs to become the safe, comfortable home you have envisioned.
The inspection process begins with a quote on the fee for inspecting your particular
property. Then there is a brief pre-inspection discussion with the client or
authorized client representative to go over the authorization form, contract and fees.
The physical inspection consists of a visual examination of the Exterior, Roofing,
Structure, Insulation, Interiors, Electrical Systems, Gas or Oil Furnace, Water
Heaters, Chimneys, Air conditioning and Heat Pumps, Plumbing, Appliances.
Following the inspection all findings are recorded; a summary, including digital
photos, is prepared and is available in paper or digital formats. A closing
discussion covers any questions the client may have regarding the inspection or
report.
